LISTING AGREEMENT SIGNED
• Assist in executing all state and federal required disclosures
• Complete Seller Property Condition Disclosure
RECOMMEND UPDATES AND REPAIRS
• Address any major issues ASAP
• Produce the “ABC” list
• Create Property Features And Highlights list
STAGE YOUR HOME
• Appointment with stager (as needed)
• Implement staging (painting, decor, landscaping, etc)
SCHEDULE PROFESSIONAL PHOTOGRAPHY
• Review “Preparing your home for listing photos”
• Shoot stills, drone & 3D Matterport with floor-plan
• Order Sotheby’s iconic blue yard sign & necessary directionals
PREPARE A CUSTOM MARKETING PLAN
• Order print & digital marketing packages and brochures
• Execute marketing strategy/print, digital, social media listing goes
live on MLS
• Conduct Open house
• Assist private showings
• Keep property show-ready for qualified buyers
EVALUATE OFFERS AND BEGIN NEGOTIATIONS

OFFER ACCEPTED
• Qualified buyers sign a written Offer to Purchase & earnest money

CONDUCT TITLE SEARCH

FACILITATE A PURCHASE & SALES AGREEMENT

HOME APPRAISAL IS ORDERED
• Buyers lender will schedule appraiser & market value will be determined
MONITOR BUYER FINANCING
• Follow-up buyers loan commitment
• Ensure that all necessary documentation is in place & deadlines are being met
• Collect second escrow deposit if any
CLEAR TO CLOSE
• Notification from the buyers lender that all requirements have been met
• Closing company prepares all documents for the closing
PREPARE FINAL READING & CERTIFICATES
• Sellers to contact local fire department for inspection 2 weeks prior to closing
• Obtain final utility readings / water, electric & gas
• Contact all utilities to request account cancellations
SCHEDULE FINAL WALK-THROUGH
• Home buyers verify that the property is in the same condition as when the offer was made
• Verify all agreed upon repairs have been completed
• Ensure everything has been removed or left at property as per contract terms
THE CLOSING
• Seller receives proceeds from the sale
• Buyers take possession of home
